Job Overview

BrighterMonday Consulting is seeking an experienced General Manager to lead Birus Property Services Ltd, a growing commercial real estate company in Uganda. This senior-level position offers the opportunity to shape business strategy and drive sustainable growth in Kampala’s competitive property market. The role requires a results-oriented leader with deep expertise in real estate and property services.

The successful candidate will provide strong leadership to optimize operations, ensure positive financial performance, and spearhead portfolio expansion. You will be responsible for maintaining operational excellence while delivering excellent tenant experiences and strong investment returns. This is a full-time position based in Kampala with standard working hours.

As General Manager, you will report to the Managing Director – Affiliates and supervise the Operations Team within the General Operations department. The position demands at least 8 years of relevant experience and a Bachelor’s degree as minimum qualification. English language proficiency is required for this senior leadership role.

Key Responsibilities

  • Develop and implement comprehensive business strategies to drive overall company growth and market expansion across East Africa.
  • Optimize daily operations to ensure efficiency, cost-effectiveness, and compliance with all relevant real estate regulations and standards.
  • Monitor and improve financial performance through budget management, revenue optimization, and cost control initiatives.
  • Lead portfolio expansion efforts by identifying new acquisition opportunities and managing property development projects.
  • Ensure high tenant satisfaction through quality property management, responsive service delivery, and maintaining premium property standards.
  • Build and lead high-performing teams by providing mentorship, setting clear performance expectations, and fostering a positive work culture.
  • Establish and maintain key relationships with stakeholders including investors, government authorities, and business partners.
  • Drive sustainable growth initiatives that balance profitability with environmental and social responsibility considerations.

Qualifications & Experience

Essential

  • Bachelor’s degree in Business Administration, Real Estate, Finance, or a related field from a recognized institution.
  • Minimum 8 years of progressive experience in real estate, property management, or business development roles.
  • Proven track record of successfully managing commercial property portfolios and driving business growth.
  • Demonstrated expertise in financial management, including budgeting, forecasting, and financial reporting for real estate operations.
  • Strong leadership abilities with experience supervising multidisciplinary teams and managing complex operational functions.
  • Excellent communication and interpersonal skills for effective stakeholder engagement and team collaboration.

Desirable

  • Master’s degree in Business Administration, Real Estate, or Property Management.
  • Experience working in the East African real estate market with understanding of regional dynamics and opportunities.
  • Professional certifications in property management, real estate, or facility management.
  • Knowledge of Ugandan real estate laws, land tenure systems, and property regulations.
  • Experience with property technology (PropTech) solutions and digital transformation in real estate.
  • Background in executive recruitment or consulting services within the property sector.
